The Space
Spanning 55m², the property was designed from the ground up to function as a genuine home. The layout was optimized by converting the balcony into a living area and fully integrating it with the kitchen, prioritizing a sense of spaciousness and fluid movement. A standout feature is the built-in banquette seating area with a table and chairs, designed to comfortably accommodate up to six people for meals or socializing. Perfectly suited for up to four guests, the space balances coziness, well-planned lighting, and custom millwork—in both the bedroom and common areas—creating a peaceful environment for recharging.

Bedroom
Rest and privacy are paramount in the suite, designed as a wellness sanctuary. It features a queen-size bed, 400-thread-count linens, and a high-quality duvet, ensuring a soft touch and truly restorative nights.

To ensure complete rest at any time of day, the room features effective blackout shades and a cozy, focused lighting design—ideal for unwinding. The space also includes a custom wardrobe and a TV, combining practicality, organization, and entertainment in a perfectly balanced setting designed for your comfort.

Living Balcony
The Living Balcony is the true highlight of the property. Featuring large-format porcelain flooring and expansive windows that frame the treetops and the city skyline, the space is enveloped in absolute silence. The large beige linen L-shaped sofa invites relaxation or focused conversation, perfectly complemented by cylindrical charcoal-grey velvet poufs. Custom millwork features niches illuminated by warm LED strips and a sophisticated copper-toned metal sculpture, creating an elegant, authentic atmosphere of refined living.

Integrated Kitchen
The kitchen was designed for maximum efficiency, connecting harmoniously with the social area. Fully equipped with modern appliances and custom cabinetry, it offers everything needed to prepare quick meals or special dinners without compromising the space's organization. Featuring a functional countertop and high-quality utensils, the area perfectly balances the practicality required for daily routines with the clean, sophisticated design that defines the property's identity.

TV Room / Second Bedroom (Versatility)
This room was designed to adapt flexibly to the number of occupants. When accommodating two people, the space functions as a TV and secondary living room—integrated with the kitchen and the built-in banquette dining area—and benefits from the convenience of a separate powder room.

For stays involving four people, the area transforms into a private, exceptionally comfortable second bedroom. Privacy and comfort in this configuration are ensured by a sliding door that isolates the room, dedicated air conditioning, and full blackout window treatments. The space features a queen-size sofa bed and a 68-inch TV mounted on a swivel panel, guaranteeing an excellent entertainment and relaxation experience from any angle.

Premium Location: Higienópolis
You are situated in one of São Paulo’s most traditional and safe neighborhoods. The area combines the charm of modernist architecture with the atmosphere of an extremely quiet residential street.

Advance Registration:
24 hours before check-in, you will need to submit a screenshot of your reservation, your details, a copy of your original ID document, and a recent selfie (taken facing the camera, in a well-lit area, without a hat or glasses).

Smart Access:
On the day of your stay, you will receive your entry codes and detailed instructions directly via Airbnb.

Total Autonomy:
We use state-of-the-art electronic locks. This means you have the freedom to come and go without relying on physical keys or in-person check-ins.

🛡️ Security and Access
Advance ID: Please send a message to the provided number with a screenshot of your reservation at least 24 hours before check-in.

Registration and Access: Depending on the unit, we will send a link for facial registration or request a photo ID to clear your entry with the building. Building access authorization depends on this prior validation.

Modern Check-in: Access to the property is via an electronic lock—convenient, secure, and on your own schedule.

Visitors: For building security, visitors are only allowed with prior authorization. We do not process entry clearances between 9 PM and 9 AM.

✨ Caring for Your Sanctuary
Smoking Policy: Smoking is prohibited inside the apartment and in common areas. (R$ 1,000 fine for professional cleaning).

Premium Linens (300-thread count): Please do not use towels or sheets to remove makeup. Permanent stains will require item replacement.

Voltage Note: All our outlets are 110V. ⚡

Quiet Hours: To respect everyone's rest, quiet hours are from 10 PM to 9 AM.

Restrictions: Parties, events, candles, and commercial photo/video shoots are not permitted.

⏰ Timing and Flexibility
Check-in: From 3 PM.

Check-out: By 11 AM. Early check-in or late check-out are subject to availability and incur an additional fee.

🧼 Extra Services (Optional)
Cleaning + Full linen set: R$ 200.00.

Linen change only: R$ 100.00.

Sofa-bed use: For reservations of 2 guests requiring extra linens for the second bed, a fee of R$ 60.00 applies.
